My sister-in-law and I come here every year for a winter beach escape. The setup is perfect for us...two separate bedrooms and two separate full baths. This is a cozy unit, and we love that the kitchen is right next to the TV area which leads to the balcony....since most of what we do involves watching TV, looking out at the bay, and food. The unit is always clean and well maintained. This year we noticed lots of new flooring (looks like LVP) which looked great. The main TV looks new....maybe a bit smaller than the old one (which is a bummer) but definitely easier to use! We did discuss looking for a new place...maybe something on the ocean side....but we just love this place SO MUCH. The layout is fabulous for the two of us, and it's literally right on top of the water, which is what we want. So we'll be returning next year!

Booked this property for a quick getaway after a few days of a health scare with my hubby. What a relaxing place and an amazing view! It was so quiet and calming. Had a couple of small issues but the property manager was quick to reply. I would definitely stay here again in October. And a spectacular sunset!

We had a great 4 night stay at this property in Sept 2024. The location is terrific and the view from the deck is outstanding.

We typically like to stay in the area of 120th street and this spot is perfect. It's off the main drag just enough yet close to a lot of great restaurant/bar options as well as the necessities like gas, groceries, pharmacy, coffee and great beach parking.

The unit was clean and very nice overall. No issues.

Great stay in a great location on the bay! Good fishing and crabbing on the dock . The location is ideal for great restaurants and shopping. Safe and quiet location close to everything.

In a quiet neighborhood. We attend the Marlin Open every summer and have always stayed on the bay usually around 75th/85th Street. What’s nice about 118th Street and this property is that it is on the water (as opposed to a marsh) and offers a great dock to fish from. My teenage son spent hours fishing. A longer walk to the beach but we were able to find parking each time. Close to a Food Lion and Fractured Prune, as well as other restaurants and pizzerias. A very nice stay.

The condo was the perfect size for our small family. Excellent location directly on the bay with a private balcony accessible from the master bedroom and living room. The linen service was a new experience for us, but was a great idea and saved us space in the car. The kitchen was well stocked with cooking essentials and a Food Lion less than a mile away to pick up anything you may need. Great location to the beach and walkable for us, but you will definitely need a wagon depending on how much you take with you. The owner and property manager were very responsive and helpful with our questions. Would definitely consider booking there again for our next each vacation.

This was the perfect property for a quick weekend getaway. The condo was in excellent condition. The pre-trip communication with the property manager was helpful. The property is a short walk to the beach, shopping, and restaurants. The views were breathtaking. I’d definitely stay again.

Not our first stay & we will continue coming back! Very clean & quiet rental in a good location - close to everything. Some nice updates since our last visit - replaced carpets w/ nice vinyl plank flooring. All you need to do is unpack & enjoy - especially that deck. Perfect to sit out w/ a book & a cocktail & wait for the beautiful sunsets!

This is the second time my sister in law and I came here to relax and recharge for a few days. The apartment is perfect! It's a great size with a great layout and has everything we need for a fun time.

A beautiful setting,quiet location, close to restaurants, shopping, most anything you might need or want. Unit was well appointed and very comfortable. My only recommendation for improvement was that both the carpet in the living room and master bedroom needed cleaning

This place is the best place my family stayed at in OC.The location and the view is breathtaking. Clean and quiet TVs can be updated lol but not a problem.

Was back again for a 4th year and will be back again. If you havent stayed here you should give it a try... view doesnt get any better and very nice condo!

Our second stay in this condo. Quiet building, well kept, perfect size. Did I mention the view? Can't beat the beautiful sunsets every night. We will be back!

Brought my wife down for mother's day weekend and we loved it. Beautiful view nice and quiet beds were comfortable we used our own linen and towels just because that's what we do the condo is in a good location away from main street but close to everything we wanted to do. Just need a upgrade on the TV'S but clean and neat we will be back before the year is out. I wish you can book for 3 to 4 nights during the summer but you have to book minimum of 7 days if I'm not mistaken. Easy check in and out thanks to the manager for informing us the condo was ready early

Absolutely LOVED this unit! The unit itself was perfect. It's not small - but it was just the right size for my sister-in-law and I to escape the real world for a weekend. We each had our own bed and bath room. The galley kitchen is great for one person at a time. The living room is a great size for sitting under blankets and watching TV, while providing access the the amazing bay view. We LOVED that the TV enabled us to use our personal TV subscription accounts to watch other than Xfinity shows. Everything was clean, comfy, and in great shape. We did not use the available linen service.

All of my texts and emails were answered promptly and kindly by management. We did send a letter with a few repairs we noted that were needed (little things like a burned out bulb) and were thanked for noting that.

The screen in front of the window in the second bedroom was VERY appreciated, as the blinds, even when closed, would make it easy for someone to look in.

We went in the off season, and the unit was VERY quiet. It was easy to feel like we truly had escaped to some private island because we rarely saw anyone.

My wife and I had a few days to get away and just relax. This rental property provided everything we were looking for. It was very quite and private. The fact that the bay is right at your back door enhanced the overall experience. We really enjoyed every aspect of our stay. Thank you for offering such a great place.

Wonderful host, the condo is well maintained, clean, spacious, all the amenities you could ask for! Fabulous location! Would definitely stay here again and highly recommend!

Great view, property manager was easy to communicate with, Great location but place was in need of deep clean

This was a great condo, clean and really nice views. Layout of the rooms was good. Sometimes the sliding glass door in the living room was hard to lock, but once you fiddled with it, it was ok. The only reason we wouldn't stay again is the parking, we didn't realize there was only one spot (my fault for overlooking that) and finding street parking was extremely difficult most times. If you only have one vehicle though this would be a good property to stay at.

3rd year at this place ...nice clean place and an unbeatable view of the bay...we will be back!!

Beautiful place with gorgeous views and a perfect location. The unit could you a little bit of maintenance. Also cleanliness for the most part could have been a little bit better.

Long weekend get away and thus was just what we needed. The sunsets and the home were so spectacular that we had dinners put early and enjoy drinks from the comfort of the sunset deck at this condo.

Exceptional view of the sunset over Assawoman Bay. The apartment is very nice and have everything except linens and towels. I didn't notice the PDF with the information in time. But now that I know, I will go again if I can. Wonderful!

My husband and I really enjoyed our stay. The location was perfect and the view was beyond what we expected. The condo was clean and tidy and made us feel right at home. I would definitely recommend staying here

We chose the perfect time to spend at the Shoal! While we enjoyed long afternoons at the ocean, mornings and evenings were spent sitting on the balcony. From there, we watched the boats come and go, enjoyed the wonderful view of the bay, and listened to the sounds of waves, night birds, and fish jumping. Very peaceful & quiet this time of year. This end-unit condo is as described -- very nice and clean; the beds were very comfortable. The condo is close to a mall, good restaurants (Bull on the Beach), grocery stores, and public access streets to the ocean. Some restaurants were closed for the season while others were open every day or just Thurs-Sun. Checking in/out very easy with keyless lock. The host was very responsive to a question I had. Would definitely recommend and would like to return next fall. Thank you for allowing us to stay.

This was an excellent girl’s vacation. The condo can’t have been any nicer. It was beautiful decorated and had everything that we needed. We will definitely be going back!!!!

I’ve stayed in this unit twice now in the last few months. It’s immaculate and well-equipped with up-to-date features. The best feature, though, is the gorgeous view. The sunsets are amazing, and even if it is too chilly to spend much time on the balcony (as it was in February), you can just sit inside the sliding glass doors and watch the sun go down.

The unit is a very short drive to public beach access, and to grocery stores and restaurants as well. Ocean City is quiet and peaceful in the off-season. And Rhonda and David are lovely to deal with and responded immediately when I had a question about the unit. Highly recommend this condo.

Perfect for our needs for a long weekend escape. Tastefully decorated, clean and nice kitchen. Kitchen had enough dishes, glasses, etc but light on kettles and pans. Very nice 2nd floor deck overlooking the bay- nice sunsets. Quiet street but not too far from shops and restaurants. Would stay again.

Very nice location-loved the gorgeous view from the terrace. Entire place was very clean and comfortable. Check in was smooth and easy. Really liked having a bathroom for each bedroom too. Checked around and found some great places to eat during COVID (socially distanced and limited numbers)-Papa Grande's (best margaritas), Crabcake factory Bayside (crushes and crabcakes), Sunset Grille (happy hour). Love coming to OC in the off season-would definitely stay here again.

The Shoal is great for a couple or modest sized family. The dock is great for fishing or sunning, quiet end of street locale with stunning view of the bay and fabulous homes. Master bedroom bed is extremely comfortable, the room has a TV, though we only used the excellent one in living room. Both baths well laid out, and maintained. Benchmark Property staff very helpful, as always.

It was an awesome experience. The view of the bay was beautiful. There wasn't a lot of people around. Very peaceful and quiet. The place was nice and clean and very spacious.

Property was just as described. We had a great time there and hope to go back again next year. This place is well worth the money.
